Warzelnia by Bohema: Breathing New Life into Warsaw’s Industrial Heart

Warsaw’s Praga-Północ is a district in transition, where old factories yield to new visions for urban life. At Szwedzka 28, the Warzelnia building, originally dating back to 1899, marks the final chapter of the Bohema – Strefa Praga complex. Under the direction of Okam Capital, this industrial relic has been transformed into a residential destination that celebrates heritage while embracing forward-looking design.

From the beginning, the project aimed to unlock the architectural value of the original structure. Brick façades, tall factory windows, steel columns, and generous ceiling heights have not only been preserved but thoughtfully reintegrated into a new way of living. The result is a curated collection of 67 premium lofts, ranging from 28 to 104 square meters, designed with character, comfort, and quality in mind.

Inside the building, industrial features are balanced with warmth and elegance. High ceilings and exposed elements coexist with refined finishes and contemporary materials. One of the most distinctive elements is the central sky garden, which brings light and greenery into the heart of the former brewhouse and serves as a private oasis for residents.

Warzelnia is not an isolated project. It is part of a larger masterplan, Bohema – Strefa Praga, which has revitalized an entire section of the city with residential, cultural, retail, and community spaces. This multi-phase development restores not only physical buildings but also social and urban connectivity, offering residents a vibrant, walkable neighborhood shaped by its industrial past.

Location is another key asset. The project benefits from direct access to the Szwedzka metro station, excellent public transport links, and close proximity to Praga’s growing cultural scene. As Warsaw continues to evolve, Warzelnia stands as a rare opportunity to live in a place that is both rooted in history and oriented toward the future.

With the successful completion of Warzelnia, Okam Italy carries forward this momentum — developing projects where heritage, community, and contemporary urban values come together to shape the next chapter of European living.
